Novel deep ellum
Dallas, Texas
Novel Deep Ellum, located in the historic Deep Ellum district on the east side of downtown Dallas, is a unique 231 unit development capitalizing on the dynamic culture and music inspired vibes of the neighborhood. Located just south of the primary mercantile thoroughfares the 7 story mass helps to frame the 1-2 story neighborhood. The design of the project is infused with the culture and spirit of the neighborhood with its vibrant community of art galleries, music venues and restaurants.
The simple ground level streetscapes comprise of walk-up apartments, retail and the leasing office and are lined with formal street trees, landscaping, benches and bicycle racks. The building intentionally splits at the mid-block to break the scale and offers several flexible spaces intended to accommodate a variety of community and private resident events. Above the podium are two private courtyards. The garden courtyard on the south side provides a quiet and nicely scaled space for residents to relax and includes two grills, a fire pit and a number of low seats walls with crushed granite paving. The pool courtyard on the north side of the building capitalizes upon views of downtown and Deep Ellum and provides an outdoor resort style pool with a unique, first of its scale, mosaic tile application of the Face of Venus. The venetian glass mosaic uses a diffuse graphic technique with only 8 colors of tile that are mathematically balanced to dazzle the retina and let the viewers mind make up the rest. Views of the mosaic at the bottom of the pool can also be viewed from the roof top terrace which also offers spectacular views of the Downtown Dallas skyline and beyond.
